How we calculate

Asking prices, not sale prices
Every number here is an asking price from a public listing. Real sale prices are usually lower. When people add what they paid, we'll show those separately.
Price per m²
The asking price divided by the built-up area. For each compound and type we show the median and the range from the 10th to the 90th percentile.
At least 5 listings
We never show a median from fewer than 5 listings.
Duplicates and junk
The same apartment is often posted by several brokers. Posts in the same place with the same type and rooms, a size within 5 m² and a price within 2% count as one unit. Prices that can't be real (under 5,000 or over 400,000 EGP per m²) are left out.
Below, within or above market
Below market: cheaper per m² than three quarters of similar listings. Above market: more expensive than three quarters. Similar means the same compound, the same type and the same delivery status.
Sources
Property Finder (propertyfinder.eg), read politely from its public sitemaps, one page every few seconds. Aqarmap, Bayut and Dubizzle are next. We only add a site the way it allows. We are not affiliated with any of these sites.
What we don't take
No photos, no listing descriptions, no broker names or phone numbers. Only numbers: price, size, rooms, place and dates, plus a link to the original listing.
